Working with us

What does Naras Real Estate do?

We source, buy and look after UK property for investors who live overseas. We search and shortlist, coordinate the purchase, and then our own management company, Naras Property Management, runs the property day to day. When it's time to refinance or sell, we handle it with partner agents and solicitors.

Around that, we offer UK company formation, introductions to mortgage brokers and banks, and full refurbishments by our own contractors, managed from survey to handover. See how we work with investors.

Where is your team based?

Our main team is in the UK, with teams in Malaysia and the Middle East, and offices in London, Egypt and the UAE. We work with partners and investors across Asia and the Middle East. Calls are booked at times that suit you.

Our London office is at 5 Merchant Square, London W2 1DP. Visits are by appointment only.

How much do you charge?

It depends on what you need. Every service is quoted in writing, and fees are agreed before any work starts.

Advice and regulation

Are you regulated?

Naras Real Estate Ltd is registered with The Property Ombudsman, a redress scheme for property agents, including as a property sourcing agent and a residential buying agent. We're also registered with HMRC for anti-money-laundering supervision as an estate agency business, registration no. XTML00000200585.

Mortgage advice is regulated by the Financial Conduct Authority (FCA), and we don't give it. We introduce you to FCA-authorised brokers, and they advise you directly. The same goes for currency: we introduce you to FCA-authorised providers.

Do you give financial advice?

No. We don't give financial, investment, mortgage, tax or legal advice.

When you need advice, we introduce you to the professionals who give it: FCA-authorised brokers who specialise in lending to overseas buyers, FCA-authorised currency providers, independent solicitors for the legal work, and accountants for tax. We coordinate. Advice comes from the authorised professionals we introduce you to.

Do you help with mortgages?

We introduce you to FCA-authorised brokers who specialise in lending to overseas buyers and companies. They advise; we coordinate. Your broker recommends the mortgage and makes the application, and we keep it moving alongside the purchase.

Do you exchange currency?

No. We introduce you to FCA-authorised currency providers. You deal with them directly, and they quote their own rates.

Can you help me open a UK bank account?

We introduce you to UK banks and payment providers that open accounts for overseas-owned companies. Each one runs its own checks and makes its own decision.

Buying and tax

How much do I need to invest?

It depends on the property. You own it yourself, in your own name or through your own company, so you need the full price if you buy with cash, or the deposit if you use a mortgage. Stamp duty, legal fees and furnishing come on top.

The calculator adds these up for any price you enter.

How do you choose properties?

We start from your brief: budget, area, and whether you want a long let or a short let. We search, shortlist and run the numbers on every property before you see it: purchase costs, running costs and an estimated yield.

Every yield we show you is an estimate. We can't promise what a property will earn or what it will be worth, and rents, costs and prices can fall as well as rise.

Can I buy through a UK company?

Yes. You can buy through a UK limited company set up to hold property, and the costs differ from buying in your own name.

Stamp duty: a company pays the 5% higher rates on every residential purchase, even its first, and can pay the 2% non-resident surcharge too, depending on where it's resident and who controls it. Above £500,000 a flat 17% rate can apply, unless the company qualifies for a relief such as property rental business relief. Rates for England and Northern Ireland, checked on GOV.UK on 5 October 2026.

Running costs: the company pays corporation tax on its profits and files accounts every year, and mortgage interest is treated differently for tax than when you own personally.

What does stamp duty cost an overseas buyer?

In England and Northern Ireland, an overseas buyer usually pays standard stamp duty plus two surcharges on every band: 5% if the property is an additional one, because you'll own more than one residential property anywhere in the world, and 2% if you've spent fewer than 183 days in the UK in the 12 months before you buy. Your solicitor will confirm which apply.

On a £400,000 property, a UK resident moving home pays £10,000. A UK resident buying an additional property pays £30,000. An overseas buyer of an additional property pays £38,000. Rates for England and Northern Ireland, checked on GOV.UK on 5 October 2026.

After you buy

What's the difference between guaranteed rent and management?

Both are run by Naras Property Management, our management company.

On guaranteed rent, you receive a fixed monthly rent for an agreed number of years, written into your agreement and paid whether or not the property is booked. Cleaning, utilities, guest management and repairs are normally covered, as set out in your agreement.

On full management, you keep the booking income, and we run pricing, guests, cleaning and repairs for a fee of 15%, including VAT, on booking revenue after cleaning costs and platform fees. Your income rises and falls with bookings.

Can I see homes you already run?

Yes. Our team runs seven homes in London, Reading and Staffordshire, booked through Naras Holiday. Occupancy across our Hayes flats was 94% from January to August 2026, and the average guest rating across our homes was 4.9 as of September 2026. See the homes we run.
